Finding the right office space in Philadelphia can make or break your business. You’ll have your wish list, but you’ll also have a budget. Striking the right balance between both is vital since you’ll have to operate there for the term of the lease.

Before you set out on your search for the perfect space, follow this checklist and prioritize it based on your business’ needs.

  1. Location, location, location. The old saying has lasted the test of time for one reason: it’s true! There’s a lot to consider when choosing the location of your new office. Ensure there is access to public transportation for your employees and customers. For retailers, you’ll want to be in a highly-trafficked area with great visibility.

While you’re checking out the place, take into account what’s around the office. Are there restaurants nearby? Convenience stores? Banks? Remember, it’s not just about the office itself. You and your employees will have errands to run, and perhaps you’ll want to take clients out for drinks.

Still, for some businesses, such as internet-based businesses or companies that perform off-site (ie. plumbers), the actual location isn’t nearly as important. Remember, prioritize your office space needs for your needs.

2. Budget. Don’t look at an office that is outside of your budget. You risk falling in love with the space and not being able to afford it. You may think you can stretch it, but keep in mind – you won’t need the office space if you go out of business.

3. The building. Identify if the building is well-maintained. Talk to the property management about how often it is cleaned. Also find out if there are any major renovations planned. Although renovations will improve the look of the building in the long-run, you don’t want to be disturbed with construction.

Are you looking for an office with front desk reception to greet guests and accept packages? How’s the parking?

4. The office space itself. Understand what you’re looking for in an office space before you venture out. Do you require an open floor plan? Do you need separate space for a conference room?

It’s also important to consider your long-term plan. Is there room for you to expand should you hire more employees?
